Single Family Real Estate AppraisalCertified real estate appraisals in ct.
The Uniform Residential Appraisal report (URAR) designed for single family homes. Most often it is used for the purchases, refinancing of loans and the elimination of PMI insurance.

Multi Family (2-4) Real Estate Appraisal
This report is used for investment and refinance. It is used for income producing properties consisting of 2 to 4 units.

Condominium Real Estate Appraisal
Similar to the single family form, this real estate appraisal report is used in the valuation of condominiums for mortgage lending.                                          

Drive-By Appraisal
The drive-by report used most often for homes equity loans or second mortgage It is a limited exterior report in with the real estate appraiser will perform the inspection curb side.

Desk Review Appraisal
A desk review is a review of completed appraisal's form and content to determine its compliance to USPAP and typical appraisal standards and practices. It is conducted by fully licensed or certified real estate appraisers.

Field Review Appraisal
A field review is similar to a desk review (see above), with the added security  of an inspection of
 the subject property and comparable sales. A field review includes a photo of the subject, verification of comparable sales and verification of information about the subject property.

Land Appraisal
Valuation of any acreage of land.

Quality Control Review
Our staff appraisers can review appraisals for quality control standards from our own checklist, or one tailored to fit your needs. If requested, appraisals  not meeting requirements you designate can be sent out for desk or field review by our network of licensed appraisers

FHA/HUD Appraisal
FHA/HUD appraisals are government backed with typically lower rates. The process can be overwhelming . We are trained and knowledgeable with their guidelines and will inform you of any repairs required after inspection.

Divorce Appraisals
Finalizing a divorce involves many decisions, including "Who gets the house"? There are generally two options regarding the house - it can be sold and the proceeds divided, or one party can "buy out" the other. In either case, one or both parties should order an appraisal of the property.
